Position Summary:
Under general direction from the Manager of Facility Operations, responsible for providing day-to day coordination, direction and leadership to the routine and non-routine tasks, work/service requests, inspection corrections, special task/orders and the upgrade/remodel projects of the property. Ensures the maintenance, upkeep, enhancement and repair of the grounds, buildings and equipment of the Casino.

Essential Duties & Responsibilities:
- Provide supervision to assigned staff members.
- Coordinates and schedules work/services/tasks in department to ensure timely completion of maintenance work orders/services in a quality and efficient manner.
- Maintains documented inventory of parts, materials and supplies for facility and operations repairs, upgrades or remodels/expansions.
- Prepares and maintains formal records on all maintenance activities, work and services performed by department staff in house or by external contractors.
- Maintains buildings by performing routine painting, plumbing, electrical wiring, and other related maintenance activities using hand and power tools, including specialized equipment.
- Installs fixtures, appliances, tiles, windows, doors, cabinetry according to manufacturer specifications.
- Follows and maintains a preventive maintenance schedule for all buildings and equipment in strict accordance with O & M manuals, manufacturer and other industry standard requirements.
- Receives work assignments via work orders; executes assignments, and returns completed work orders as directed, including the proper closing out of orders in the CMMS Software
- Ensures maintenance tools and equipment are inventoried and are maintained in a safe working condition.
- Notifies management formally concerning needs of minor and major repairs, potential breakdowns by self-initiating work order(s) and executing repair or correction.
- Assists departments in moving or unloading supplies, furniture and equipment, including office furniture rearrangements.
- Sets up and tears down meeting, entertainment and/or promotion facilities as needed according to departmental requests and/or directives.
- Attends and participates in regularly scheduled and special staff, department or meetings, trainings, workshops and orientations.
- Contributes to a team effort and accomplishes related results as required.
- Performs walk thru as checklist for cosmetic, functionality, cleanliness, safety and comfort of building interior and grounds at start of every shift, hence addresses them with staff during shift.
- Continuously conducts self-inspections of building and grounds throughout for any deficiencies, repair or upgrade, hence initiates formal correction punch listing requiring correction/attention with follow-ups until completion.
- Ensures close, specific and constant communication with Manager, staff and others verbally and written on all maintenance activities/tasks performed, schedules, purchases, planned and anticipated.
- Will document and write up all work/tasks activities, events, accidents, and all other relevant information and prepare a daily shift report for each respective shift.
- Responsible for the overall maintenance and repair of the Casino building, grounds, furniture, mechanical equipment, chillers, boilers, plumbing, carpentry, and fixtures under the direction of the Manager of Facilities.
- Accountable for all inventory assigned to the maintenance department.
- Supervise daily repair / maintenance requests.
- Assign tasks to the maintenance staff in a manner that will best meet the needs of the Casino.
- Responsible for preparing direct reports annual evaluation for approval by Manager of Facilities.
- Responsible for assisting with the set-up and take down for special events.
- Requisition departmental equipment and supplies.
- Responsible for the staffing, training, and scheduling of Team Members.
- May operate company vehicles or equipment as assigned.
- Performs other duties as required.
Direct Reports: Engineer, Painter, Electrician, HVAC, Grounds and Appliance Technician personnel.
Access to Sensitive Areas: Maintenance repair shop and all sensitive areas with authorization.
Signatory Authority: All facility maintenance related forms as well as required personnel forms.
Minimum Qualifications:
High School Diploma or equivalent, unless waived by Human Resources Management. Four (4) years of experience in the repair, maintenance, and industrial construction operations field. Two (2) years of experience in a supervisory or management position required. A valid California Driver’s License is required. Must be able to successfully pass a pre-employment drug/alcohol screen, background investigation, obtain and maintain gaming license.
Knowledge, Skills and Abilities:
- Knowledge of the principles and practices used in all aspects of the skilled trades, including HVAC, electrical, plumbing, and carpentry.
- Knowledge of proper spelling, grammar, punctuation, and basic arithmetic.
- Knowledge of materials, methods, practices and equipment used in building maintenance and general construction activities.
- Knowledge of occupational hazards, safe working practices, and safety precautions in accordance with applicable state, county, or federal laws and regulations regarding workplace safety.
- Skill in operating business computers and office machines, including in a Windows environment, specifically Word, Excel, Access, and presentation software (such as PowerPoint).
- Skill in operating variety of hand, power tools, basic equipment or machinery such as fork/scissor lifts, skid steer.
- Skill in records maintenance.
- Ability to complete paperwork & reports in timely and quality manner.
- Ability to monitor and/or maintain quality control standards in carrying out tasks/services or when monitoring work/services of external contractors.
- Ability to communicate effectively in the English language both verbally and in writing.
- Ability to establish and maintain professional relationships with individuals of varying social and cultural backgrounds and with co-workers at all levels.
- Ability to maintain confidentiality.
- Ability to analyze situations and adopt appropriate courses of action.

Physical Demands:
While performing the duties of this job, the employee is regularly required to talk and hear. The employee is regularly required to stand, walk, sit, use hand to finger, handle or feel objects, tools or controls, and reach with hands and arms. The employee frequently lifts and/or moves up to 50-75 pounds. Requires ability to climb ladders and have stamina for constant walking, bending, stooping, reaching and pushing of medium to heavy weight items and equipment on a regular basis. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Work Environment:
While performing the duties of this position, the work environment noise level is moderate to noisy and employee will work indoors and outdoors (exposed to weather conditions). Additionally, the employee will be exposed to cigarette smoke.
